Roof/ wall trim resealing.

After what period of time does the roof/ wall trim needs to be removed and new sealant applied before refitting the trim?
Over the years, I have heard passing comments, " Oh you have a Chausson, their roof trim needs to be resealed every 10 years."
Any thoughts?

It's one of those things that I'd strongly recommend leaving well enough alone. If it's obliviously lifting/leaking then have it seen to but if everything is dry and secure, I'd leave it, you could end up creating a problem where there was none.

Was just looking at mine the other day it's like tape but the edges are lifting, I reckon I'd make more of a mess trying to fix it though

I'd go with this.

If its sealed, leave it alone. Check every month for damp and hope for the best.

I removed the sealant from around my trim 2 years ago as it looked like someone hard tried to resell over the old stuff and made a mess of it and it didn’t look like it was doing much use anyway. I didn’t dare remove any trim but once cleaned I applied sikaflex smoothly the whole way round and once we’ll dried I put caravan/ Motorhome mastic tape over the trim and sikafkex along the top of the roof edges and around roof lights etc. It is only visible if you are on the roof. If rain gets past all that it will be doing well. I keep the van in a covered, well aired shelter now too.

Just a few photos of my concerns.
The black stuff is like a non setting mastic which is oozing from under the trim seal.

Have seen that on a few mh's over the years, seems to dribble/ooze a bit in the hot,
My thinking is if you have concerns and are confident you can complete the job properly go for it,

Did you get a quote from a work shop by any chance?

I had to reseal the two skylights in our Chausson, both were fine and just failed badly instantly for no reason, luckily we were using the van when each failed and they were repaired straight away and there was absolutely no rot. I presume the same sealer is used throughout the Motorhome, Malcolm. Ours failed at under 10 years

I go with the "if it aint broke dont fix it" camp also.

No leaks - No problem.

I did a major job on our roof last year. I removed all of the aluminium trim and old butyl tape and refitted the trim using new screws and acrylic sealant. I fixed the old leaks, but managed to create two new ones. I still have no idea how! I cleaned all surfaces (like an OCD nutter) and used so much sealant, there should have been no issue!

I probably should have just focussed on the areas that were leaking! >_<

I've seen that on a lot of vans and as you say it must ooze out over time depending on what is used by the manufacturer. I wouldn't worry unless a damp check reveals otherwise.
